HOW IT WORKS

Matching the method to the surface

We clean the outside of commercial and industrial properties across Southern California: buildings, concrete, parking structures, loading docks, walkways, bin areas and glass. Different surfaces need different treatment. Too much pressure on the wrong surface causes damage that costs more to put right than the cleaning did, so we match the method to the surface.

Four methods cover almost everything on a commercial property. We will tell you which your surfaces need after we look at them. High pressure Hard surfaces that take a beating: concrete, parking structures, loading docks and service yards. Hot water and steam Where the mess is grease or oil, around food service and loading areas. Soft washing Painted walls, render and signage, where pressure would strip the finish. Targeted removal Graffiti, gum and glue, taken off without damaging what is underneath.

Not everything on a property needs the same schedule. Most sites end up with a mixed one under a single agreement, which makes the cost predictable instead of arriving as one-off bills. Site Walkthrough

A supervisor walks the property with you and records surface types, square footage, drainage points, access hours and any existing damage.

Written Scope

You get a written scope within 24 hours naming the cleaning method for each surface, with a fixed price set against it. Nothing is scheduled until you approve it.

Scheduling

The work is booked into your operating hours, usually overnight or before opening, so parking, loading and foot traffic keep moving.

Work and Record

Our own crews do the work, with drains covered and runoff recovered, and you receive dated photographs and the disposal record afterwards.

To give you a price we need a few details. If you are not sure about some of it, we will confirm it when we look at the property.
