PowerWashCo holds California State License #1136510 and employs its crews directly, so the people who quoted the site are the ones who show up to it.
We clean building exteriors, concrete, parking structures and loading areas, and we maintain the catch basins, area drains and vaults underneath them.
Most properties need both, and running them through one contractor is what keeps the paperwork consistent when someone asks to see it.

What property managers ask before the first visit

A usable scope names every surface, the square footage, and the method to be used on each one, because concrete, painted stucco, glass and roofing cannot take the same pressure. It should also state the working hours, how wash water will be contained and disposed of, who supervises the crew, and what you receive afterwards as a record. If a quote does not name the method per surface, it is a price, not a scope.

On top of that, it should offer clear, actionable advice and steps to turn your goals into reality. To guide you toward the best decisions, a good plan will also lay out a variety of potential scenarios—plus some alternative ones—for you to consider.

Yes, and for most commercial sites it is the only workable option. Retail centers, restaurants and medical buildings are cleaned outside trading hours, and distribution sites are cleaned between shifts. We agree the access window during the walkthrough, confirm gate and key arrangements in writing, and schedule the crew against it. Where a site cannot close at all, we phase the work section by section so the property stays open throughout.

Wash water from a commercial site is not allowed to enter the storm drain. We block the drains before work starts, recover the runoff, and dispose of it to sanitary sewer or by haul-off depending on what the site produces and what the local Regional Water Quality Control Board requires.

Surfaces carrying oil, grease or heavy metals are treated as contaminated runoff and handled separately from general rinse water.

Reclaim equipment is standard on our trucks, not an extra line on the quote.

Yes. One supervisor owns your account, walks the site, writes the scope and is on site with the crew. For multi-site portfolios the same supervisor covers every location, so the standard does not drift between properties.
